House Rules & Guest Agreement
Stay Grand Central Park – Conroe, Texas
By booking this property, you agree to comply with the following House Rules. Violations may result in cancellation of your reservation without refund, removal from the property, and additional fees as permitted under Airbnb policies.
1. Occupancy & Use
- This property is for residential use only.
- No parties, events, or gatherings are allowed.
- Only guests included in the reservation are permitted on the property unless prior approval is granted.
- Unauthorized guests will result in immediate cancellation of the reservation and required departure without refund.
2. Quiet Hours
- Quiet hours are from 8:00 PM to 7:00 AM.
- This is a family residential neighborhood. Please be respectful of neighbors at all times.
- Repeated or serious noise complaints may result in cancellation of the reservation.
3. Parking
- Parking is limited to the driveway only.
- No street parking is allowed.
- Violations may result in towing at the vehicle owner’s expense and/or cancellation of the reservation.
4. Smoking Policy
- No smoking anywhere on the property, including inside and outside areas.
- Evidence of smoking may result in additional cleaning fees in accordance with Airbnb policies.
5. Pets
- Pets are only allowed with prior approval.
- Guests must clean up all pet waste.
- Additional cleaning fees may apply if necessary.
6. Restricted Areas
- The garage is not accessible to guests and remains locked.
- Access requires prior host approval.
7. Security & Cameras (Airbnb Disclosure Requirement)
- There are no cameras or recording devices inside the home.
- The property has three exterior security cameras, disclosed in compliance with Airbnb policy:
- Front of the home (driveway)
- Rear patio
- Doorbell camera
- Cameras are used for safety, security, and to verify compliance with house rules.
8. Cleanliness
- Guests are expected to maintain the home in a clean and orderly condition.
During Stay:
- Dispose of trash properly
- Clean dishes after use
- Avoid leaving food out
Checkout:
- Place trash in bins - Located on right-side of the house (Facing House) behind the gate.
- Gather used towels
- Leave the home reasonably tidy
- Excessive cleaning beyond normal turnover may result in additional charges through Airbnb.
9. Rule Violations & Enforcement
- Violations of these House Rules may result in:
- Cancellation of the reservation
- Immediate removal from the property
- Loss of remaining nights without refund
- Additional fees submitted through Airbnb’s Resolution Center
10. Fees (Processed Through Airbnb)
The following may be charged in accordance with Airbnb policies:
- Unauthorized party/event: $500 minimum
- Smoking violation: $250–$500 plus remediation
- Excessive cleaning: $150+ depending on condition
All charges will be requested through Airbnb’s Resolution Center with supporting documentation.
11. Liability
- Host is not responsible for accidents, injuries, or loss of personal belongings.
- Guests are responsible for their conduct and that of all members of their group.
12. Agreement
By completing your booking, you confirm that you have read and agree to these House Rules.
